Konut Fiyatlarina Etki Eden Faktorlerin Hedonik Modelle Belirlenmesi: TR83 Bolgesi Ornegi

Abstract

Calismada TR83 Bolgesinde bulunan apartman dairelerinin satis fiyatini etkileyen faktorlerin neler oldugu ve bu faktorlerin marjinal etkilerinin belirlenmesi amaclanmistir. Bu amacla, oncelikle apartman dairelerinin fiziksel, cevresel ve konut piyasasi ozellikleri aciklanmistir. Ikinci olarak, apartman dairelerinin ozelliklerini kapsayan soru formlari hazirlanarak arastirma bolgesindeki emlakcilara uygulanmistir. Elde edilen veriler ile hedonik regresyon fiyat modeli tahmin edilmistir. Analiz sonucunda, modele katilan otuz iki degiskenden yirmi bir tanesi %10 anlamlilik duzeyinde, istatistiki olarak anlamli bulunmustur. Anlamli bulunan on uc degisken, konut fiyatlarini pozitif yonde etkilerken, sekiz degisken ise olumsuz yonde etkilemektedir. Apartman fiyatlarini pozitif yonde etkileyen en onemli degiskenler olarak; banyo sayisi, asansor sayisi, konutun bulvarda ve kaloriferli olmasi, negatif yonde ise konutun Corum Kent Merkezinde olmasi, yakit olarak fueloil kullanmasi ve birinci katta olmasi tespit edilmistir.
