Zur Wohnsituation in West- und Ostdeutschland: Anstieg der Mieten zum Stillstand gekommen ; Ergebnisse des Sozio-oekonomischen Panels (SOEP)

Abstract

Zehn Jahre nach der Vereinigung haben sich die Wohnverhältnisse in Ostdeutschland denen in Westdeutschland mehr und mehr angenähert; Unterschiede gibt es vor allem noch bei der Eigentümerquote und bei der Bewertung des Gebäudezustands. Der Anstieg der Mieten in Ostdeutschland, der bis Mitte der 90er Jahre steil war, ist nun zum Stillstand gekommen; die im Jahre 2000 durchschnittlich gezahlte Bruttokaltmiete pro Quadratmeter war mit etwas über 10 DM ebenso hoch wie im Vorjahr. In Westdeutschland hat sich der Anstieg der Mieten deutlich abgeschwächt; die durchschnittliche Bruttokaltmiete erhöhte sich 2000 gegenüber dem Vorjahr um knapp 1 %. Da die Haushaltseinkommen in beiden Teilen Deutschlands stärker gestiegen sind als die Mieten, ist der Anteil des Einkommens, der für die Miete ausgegeben wird (Mietbelastungsquote), erstmals seit der Vereinigung leicht gesunken. Im Jahre 2000 haben die Haushalte in Deutschland rund ein Viertel ihres Einkommens für die Kaltmiete aufgewendet.
