Formación de los precios de alquiler de viviendas en Machala (Ecuador): análisis mediante el método de precios hedónicos

Abstract

En Ecuador, los precios de la vivienda se han incrementado considerablemente en los últimos años debido a la existencia de factores externos e internos de la región. En este estudio se analiza el mercado inmobiliario en la ciudad de Machala. A través del método de precios hedónicos se explica la formación de los precios de alquiler de las viviendas en la localidad en 2013. Para amortiguar el problema de las variables omitidas, se utiliza el modelo de frontera heteroscedástica. Se incluyen variables sociales, ambientales, demográficas y estructurales. Se encontraron resultados significativos en variables ambientales, como el tipo de abastecimiento de agua, la distancia al parque central con áreas verdes y la eliminación de desechos. Se encuentra que los precios de alquiler de las viviendas con abastecimiento de agua irregular son inferiores en un 5,79% a los de aquellas con un abastecimiento regular. Además, los hogares cuyo método de eliminación de desperdicios es a través del servicio municipal pagan en promedio un 3,58% más de alquiler que aquellos que no lo poseen. Más aún, las viviendas cercanas al parque tienen una mayor renta: por cada 100 m adicionales entre la vivienda y el centro de la ciudad, la renta disminuye en un 5%. Los hogares cuya condición de vida es buena alquilan viviendas más caras.
