Precios del suelo y accesibilidad a las centralidades de empleo en Cali: análisis explo-ratorio con información 2015-2017

Abstract

La accesibilidad a las oportunidades de empleo y la variabilidad de los precios del suelo representan ideas nucleares del modelo canónico de localización residencial. Este artículo explora la distribución de los precios del suelo y la accesibilidad diferenciada a los centros y subcentros de empleo en Cali. Mediante algunas estimaciones de econometría espacial con efectos de spillover y la calibración de un modelo de ponderaciones geográficas, se explora la no estacionariedad de los precios del suelo, la variabilidad paramétrica de la segregación residencial y la accesibilidad diferencial a las centralidades de empleo. Las estimaciones sugieren, una vez considerada la endogeneidad, que la segregación y la accesibilidad son significativas en la explicación del comportamiento de los precios del suelo.
