Wohnungsbau: Langfristig nur Deckung des Ersatzbedarfs?

Abstract

Zwischen 2000 und 2002 ging der Wohnungsneubau in Deutschland um knapp 134 000 Einheiten pro Jahr zurück. 2003 sank die Fertigstellungszahl gegenüber dem Vorjahr noch einmal um 7,4%. 2004 dürfte sich der Rückgang fortgesetzt haben. Allerdings wird sich die Schrumpfung auf die neuen Länder beschränken, während in Westdeutschland dank des relativ stabilen Eigenheimbaus eine Stagnation erwartet werden kann. In der vierten Ausgabe der Bauvorausschätzung Deutschland rechnet das ifo Institut für 2004 mit 260 000 Wohnungsfertigstellungen in Deutschland, davon 32 000 in Ost- und 228 000 in Westdeutschland.
