La valorisation des aménités locales après la Covid-19

Abstract

This article analyzes the impact of the Covid-19 pandemic on real estate prices using spatial discontinuities. The results highlight a change in preferences among Parisian buyers, suggesting that after the pandemic, the desire to avoid potential infection hotspots, combined with the widespread adoption of remote work, led to a devaluation of proximity to the capital. Additionally, during the second year following the start of the pandemic, a transient preference emerged for properties with parking spaces, while a devaluation of proximity to public transport indicates a temporary shift towards individual transportation methods. The study also highlights a temporary increase in the importance of immediate access to green spaces, emphasizing the influence of social distancing measures on buyers’ choices.
