La contribution des effets de voisinage à la formation des prix du logement. Une évaluation sur l'agglomération bordelaise

Abstract

This article aims at evaluating the role of neighbourhood effects in the formation of housing prices, using data from the Bordeaux metropolitan area. Considering the limits of traditional hedonic approaches, we implement a multilevel hedonic approach allowing a variance decomposition of the impact of each determinant identified by economic theory, with respect to two geographical levels. The results confirm the significant role played by neighbourhood effects. Their global impact on housing prices appears to be higher than traditional accessibility measures.
