Household property and debt in France, Germany, Spain and Italy: France’s unique situation

Abstract

The results of the Household Finance and Consumption Survey (HFCS) conducted by Eurosystem central banks are now available for FYs 2010 to 2021. Leveraging this unique source of individual data, the following article analyses household debt trends in the euro area’s four largest economies, namely France, Germany, Spain and Italy. France has seen by far the largest increase in household property debt and is, as a result, the only country where the debt to income ratio has jumped sharply, especially, although not exclusively, among higher income households. The French portion of the HFCS is the result of a partnership between INSEE and the Banque de France. Les résultats de l’enquête conduite par les banques centrales de l’Eurosystème sur le patrimoine et les revenus des ménages, la Household Finance and Consumption Survey (HFCS), sont désormais disponibles pour les années 2010 à 2021. En mobilisant cette source unique de données individuelles, cet article analyse les évolutions différenciées de la dette des ménages dans les quatre grandes économies de la zone euro (France, Allemagne, Espagne et Italie). C’est en France que la hausse de l’endettement immobilier des ménages a été de loin la plus forte. La France est de ce fait le seul pays où le ratio « dettes/revenus » a le plus nettement augmenté, notamment – mais pas seulement – pour les ménages à revenus plus élevés. La partie française de l’enquête HFCS résulte d’un partenariat entre l’Insee et la Banque de France.
