Baubewilligungen für neue Wohneinheiten in Österreich. Prognose Sommer 2023 und regionale Entwicklung 2017/2022

Abstract

Nach dem massiven Rückgang im Jahr 2022 werden die Baubewilligungen auch in den kommenden Jahren nochmals sinken. Besonders im Jahr 2023 sind starke Rückgänge zu erwarten, welche die Baubewilligungen insgesamt auf einen Wert von 41.700 Einheiten (–5.200 Einheiten bzw. –11,1%) absinken lassen. Davon entfallen –1.700 Einheiten bzw. –9,9% auf Ein- und Zweifamilienhäuser und –3.500 Einheiten bzw. –11,7% auf den Mehrgeschoßbereich. Für das Jahr 2024 erwarten die Prognosemodelle eine Stabilisierung grob auf dem Niveau von 2023 (41.300 Einheiten). Im Bereich der Ein- und Zweifamilienhäuser wird ein Teil des Rückgangs von 2023 korrigiert (+500 Einheiten bzw. +3,2%), wogegen der Mehrgeschoßbau weiter schrumpft (–900 Einheiten bzw. –3,5%).
