Baubewilligungen für neue Wohneinheiten in Österreich. Prognose Sommer 2022 und regionale Entwicklung 2016/2021

Abstract

Nach starken Rückgängen in zwei aufeinanderfolgenden Jahren erwartet die Baubewilligungsprognose des WIFO auch für 2022 ein weiteres Absinken. Die Prognosewerte liegen bei 53.600 Einheiten, was einem Rückgang von 5,2% gegenüber dem Vorjahr entspricht. Der Bau von Ein- und Zweifamilienhäusern profitierte auch im Jahr 2021 noch von der pandemiebedingten Nachfragesteigerung – mit 20.800 Einheiten wurde der höchste Wert seit 1980 erreicht – wird laut Prognose aber nicht mehr weiter zulegen können. Für 2022 und 2023 sind leichte Rückgänge in Höhe von –1,0% bzw. –1,5% prognostiziert. Der Mehrgeschoßbau, auf den die Rückgänge der letzten Jahre konzentriert waren, setzt auch 2022 den Abwärtstrend fort (–7,6%), bevor im Jahr 2023 eine Stabilisierung erwartet wird (+1,3%). Das Gesamtniveau der Baubewilligungen wird laut Prognose über 50.000 Einheiten verbleiben.
