Baubewilligungen für neue Wohneinheiten in Österreich. Prognose Winter 2021

Abstract

Nach dem Rückgang infolge der COVID-19-Pandemie im Jahr 2020 erwartet die Baubewilligungsprognose des WIFO für 2021 zunächst eine Stabilisierung, bevor es im Jahr 2022 zu erneuten Rückgängen kommt. Die Prognosewerte liegen bei 64.200 Einheiten in 2021 (+3,2%) und 62.000 Einheiten in 2022 (–3,4%). Der Bau von Ein- und Zweifamilienhäusern profitiert auch im Jahr 2021 noch von der pandemiebedingten Nachfragesteigerung und erreicht laut Prognose 21.000 Einheiten (+6,2%). Im Jahr 2022 wächst das Segment mit 0,9% dann nur noch schwach. Der Mehrgeschossbau stabilisiert sich im Jahr 2021 von den deutlichen Verlusten im Vorjahr und erreicht 43.200 Einheiten (+1,7%). Für 2022 wird jedoch wiederum ein Rückgang in Höhe von 5,4% erwartet, wodurch der Mehrgeschoßbau 40.800 Baubewilligungen ausweisen dürfte.
