Valeur touristique des aménités environnementales et nuisances associées aux infrastructures d’énergie renouvelable : une approche hédonique spatiale

Abstract

Les éoliennes ainsi que les lignes à haute tension ont des empreintes physiques durables, sources de nuisances visuelles. Nous mobilisons la méthode des prix hédoniques pour évaluer cette perte en termes de coûts externes pour le secteur touristique, à partir des données de prix de location de gîtes ruraux pour trois régions françaises, en 2013. Les résultats d’une estimation économétrique par la méthode des moments généralisée en contrôlant la présence d’autocorrélation spatiale des erreurs, montrent le rôle prépondé-rant du confort et de la proximité au littoral dans la valorisation des gîtes. Ils confirment également la perte de valeur significative à proximité immédiate des infrastructures. L’interprétation des résultats doit cependant tenir compte du fait que la grande majorité des gîtes reste éloignée des infrastructures. L’ampleur du manque à gagner pour les pro-priétaires des gîtes à proximité immédiate de ces infrastructures pose la question de la mise en œuvre de mécanismes compensatoires adéquats.
