A lakásfinanszírozás válsága a kilencvenes években
[The crisis of home-building financing schemes in the nineties]

Abstract

A lakásfinanszírozás az átalakulóban lévő lakásszektor válsággócává vált a kilencvenes években. A hitel gyakorlatilag eltűnt a háztartások lakásberuházásainak finanszírozási forrásai közül, helyét a pénzmegtakarítások vették át. Paradox módon hiszen Magyarországon időközben kiépültek a piacgazdaság intézményei, köztük a versenykörnyezetben működő üzleti bankrendszer ebben a tekintetben a magyar gazdaság távolodott a fejlett gazdaságoktól, ahol a lakásberuházásokat 60-80 százalékban hitel finanszírozza. A cikk a lakásfinanszírozásban kialakult válsághelyzetre keres magyarázatot a kínálati és a keresleti oldalt befolyásoló folyamatok vizsgálatával. Az elemzés során a háztartások jövedelmi helyzetének romlása mellett két olyan tényező mutatkozott relevánsnak, amelyek magyarázatot adhatnak a sajátos helyzetre: az ingatlanvagyon értékvesztése és a hitelek magas reálkamata, amelyek együttes hatását a lakástámogatási rendszer sem képes ellensúlyozni. Az elemzés arra a következtetésre jut, hogy a válságból való kilábalás jelentős mértékben makrogazdasági változások függvénye.
