Uso del índice de productividad CONEAT en el mercado agropecuario de tierras

Abstract

El índice de productividad CONEAT es ampliamente utilizado en Uruguay, por parte de los operadores de mercado, para comparar valores entre inmuebles rurales. Operadores, vendedores y compradores de campo lo consideran como un factor relevante en la formación del precio y comercialización, asociando los valores de CONEAT a la calidad del campo. ¿Cuál es la relación entre el valor real señalado por catastro y el precio de mercado? ¿Debe ser acaso lineal? ¿Qué papel ha jugado el índice CONEAT en la determinación del precio de los inmuebles rurales en el Uruguay? ¿Qué otras características (aptitud de uso, tamaño y la localización del predio) han mostrado ser relevantes para el mercado? Estas son algunas de las cuestiones encaradas en un trabajo de investigación llevado a cabo en INIA y cuyos principales resultados se presentan en este artículo.
